What is the first thing that happens after my offer is accepted in Saskatoon?

The first thing that happens is your lawyer gets a copy of the accepted offer and the condition clock starts running. Any conditions the buyer attached, financing or a home inspection, now have a deadline written into the contract, often 7 to 10 business days out, and the deposit typically gets held in trust until those conditions are met.

Your REALTOR® and the buyer's agent coordinate access for the inspection, if there is one, usually within the first several days. Meanwhile both lawyers exchange information to begin the title and closing process through Information Services Corporation, well before the conditions are actually removed.

Nothing is truly final until every condition is removed in writing. Until that happens, either side can still walk away under the terms of the contract, which is why sellers should not treat an accepted offer as a done deal until the condition period has actually closed out.
