What is the difference between days on market and total time to close?

Days on market measures how long a listing sits actively for sale before it goes under offer, while total time to close measures the entire process, including the condition period and the gap to possession day. The two numbers answer different questions and neither one predicts the other on its own.

A home can attract an offer within days of listing and still take another 30 to 60 days to close, because that closing window covers financing approval, a home inspection, title work through Information Services Corporation, and the possession date the buyer and seller agree on.

Sellers sometimes confuse a fast offer with a fast sale, then get frustrated when closing takes weeks longer than expected. Understanding which clock is running, the marketing clock or the closing clock, sets realistic expectations from the day a listing goes live.
