What is the difference between an exclusive right to sell and an exclusive agency listing in Saskatoon?

An exclusive right to sell pays the listing brokerage a commission no matter who finds the buyer, including the seller themselves, while an exclusive agency listing lets the seller sell privately without owing that commission. The Saskatchewan Real Estate Commission requires the type to be stated plainly in the written brokerage agreement.

Most Saskatoon listing agreements are exclusive right to sell, typically for a 90 to 180 day term, because it gives the agent full incentive to market the property hard without worrying that the seller will quietly sell around them.

An exclusive agency arrangement can suit a seller who already has a likely buyer lined up, such as a relative or a tenant, and only wants professional help if that private deal falls through.
