What is the difference between a real estate agent, a broker, and an associate broker in Saskatoon?

In Saskatchewan, the Saskatchewan Real Estate Commission licenses categories that generally map to "agent," "broker" and "associate broker" elsewhere: a salesperson works under a supervising broker, a broker can operate their own brokerage and supervise others, and an associate broker holds broker-level qualifications while still working inside someone else's brokerage.

The practical difference is supervision and accountability, not skill. A broker carries legal responsibility for trust funds and for the conduct of everyone licensed under their brokerage, while a salesperson or associate broker operates under that umbrella and that oversight.

For a client, the category does not change your protections. Regardless of title, Saskatchewan closing costs, commission included, typically run 4 to 6 percent total, and that figure is negotiated with whichever licensee you hire, not fixed by category or set by SREC.
