What is the difference between a lender’s policy and an owner’s policy?

A lender’s policy protects the bank’s interest in your Saskatoon home, while an owner’s policy protects your own equity against title defects such as fraud, an old lien or a survey error, and a Saskatchewan lender often requires the first but never requires the second. Title insurance here is optional and arranged through your lawyer.

Title in Saskatchewan moves through Information Services Corporation, and ISC’s registration system catches most defects before closing, but an undischarged old mortgage or an unregistered easement can still surface after possession, which is exactly what an owner’s policy is meant to cover.

Cost is modest relative to the protection. Legal fees for a typical Saskatoon purchase run $800 to $1,500, and your lawyer can quote adding an owner’s policy on top of that at the same time they arrange the lender’s policy, so it is one conversation rather than a separate errand.

Joel Dyck flags properties where title history is worth a closer look before a buyer decides whether an owner’s policy is worth the extra line item. Get your hand-reviewed valuation from Joel Dyck.
