Like most of Saskatoon's smaller residential pockets, the honest answer is that individual house condition, lot size and how recently a home has been updated tell you more about living there than any general description can. Two houses on the same block can differ enormously once you account for what has actually been done inside them.
That is also why online estimates struggle in a neighbourhood this size. There are not enough recent sales for an algorithm to build a reliable model, and it cannot see renovations that were never filed as permits with the City of Saskatoon in the first place.
