For sellers, the takeaway is that realistic pricing still moves a home, while an overpriced one sits and eventually chases the market down instead of leading it. New listings rose 12.3 percent year over year, so buyers have a bit more to choose from than they did a year ago.
For buyers, tight supply means the best-priced, best-presented homes still draw competition, so being ready to move, with financing and a lawyer lined up, matters more than trying to time a dip that current conditions do not really support.
