What is the average Saskatoon rent in 2026?

Saskatoon's average rent moves with the same forces as its resale market, but we don't publish a figure without a verified current source, and CMHC's Rental Market Survey is the one to check rather than a national headline number that blends dozens of cities together. Averages that get quoted online often mix purpose-built rentals, basement suites and short-term listings into one number, which tells you little about what a specific Saskatoon property would actually rent for. A vacancy rate that is low pushes achievable rent up regardless of what a national average says, and a rate that is high does the opposite.

The more useful exercise for a seller weighing whether to rent instead of list is a real quote: what a comparable unit in the same condition, in the same part of the city, is actually renting for right now, not a citywide blend. A property manager or a few comparable listings will tell you more than a statistic will.
