Willowgrove is an east side family suburb from the 2000s next to University Heights, popular with buyers moving up from a first home, so a cash buyer there is competing against a lot of financed offers. Removing the financing condition and shortening the path to possession is a real edge in that competition, separate from price.
What cash does not remove is the need for a lawyer, title work through Information Services Corporation, and your own inspection. Skipping either of those to move faster is where a cash advantage turns into a cash mistake.
Speed is the advantage. Diligence still has to happen. Get your hand-reviewed valuation from Joel Dyck.
