What is Saskatoon's 90-day institutional investor home buying ban?

There is no 90-day institutional investor buying ban in Saskatoon or anywhere in Saskatchewan. That kind of restriction exists only in parts of the United States and does not apply here; Saskatchewan Real Estate Commission rules govern who can practice as a licensee, but no local law delays or blocks an investor's purchase.

What actually limits investor activity in Saskatoon is ordinary supply and demand, not statute. The Saskatchewan REALTORS Association's own release shows 1.63 months of supply, and any buyer, institutional or individual, competes for a limited number of listings just like everyone else.

Canada has separate federal rules addressing non-Canadian ownership of residential property in some circumstances, which is a different policy question from a waiting period aimed at institutional buyers, and neither the City of Saskatoon nor the province has layered a local version on top of it.
