What is negotiable on a new-construction home?

On a new-construction home, price is rarely the only lever: upgrade allowances, included appliances and finishes, the deposit schedule and the possession date are all commonly negotiated alongside it, and a builder facing slower sales will usually move on more of those than one selling out quickly.

The purchase agreement itself is also negotiable territory, and it is worth having a lawyer, licensed through the Law Society, review it rather than accepting the builder's standard form as fixed, since deposit terms and possession delays are exactly the kind of clause a competent lawyer catches before you sign, not after. Budget legal fees of $800 to $1,500 for that review, the same range as on a resale purchase.

Agent commission is negotiable too, and in Saskatchewan it is often tiered, a higher rate on the first portion of the price and a lower rate on the balance, rather than one flat percentage; that structure applies whether the home is new construction or resale.
