Only the third one is your answer.
Context helps you read your own number. The association reported 446 residential sales in the city, 6.6 percent above the ten year average for the month, with 1.63 months of supply. That is a market with room for a correctly priced home and very little patience for an overpriced one, which matters because pricing wrong for four weeks costs most sellers more than the commission does.
The piece no model can supply is your own house. Online estimates and public records cannot see a renovation done without a permit, so a finished basement, a rebuilt kitchen, a newer furnace or an added bathroom simply does not exist in their data.
