Most of Saskatoon's rental inventory is older purpose-built buildings or secondary suites in houses, not the elevator buildings with in-suite laundry and underground parking that command the top rents. When only a handful of buildings offer that combination, each one can price well above the citywide average with little competition to check it.
Demand for that segment comes disproportionately from people relocating for work on a short timeline who want to skip the maintenance of ownership while they get settled, which is a different buyer than the typical Saskatoon renter.
If you own a property in that upper tier and are deciding whether renting or selling makes more sense, the answer starts with an accurate number. Get your hand-reviewed valuation from Joel Dyck.
