Saskatchewan REALTORS Association data shows most Saskatoon buyers work with an agent, which means most offers on a for sale by owner listing still come through a buyer's agent expecting to be paid on the buyer side. The seller negotiates that fee directly instead of having an agent negotiate it as part of a full-service listing.
The legal side does not change. Every sale in the province closes through a lawyer and moves title through Information Services Corporation, so legal fees of $800 to $1,500 apply whether or not an agent is involved, and a lawyer still reviews the offer before anyone signs.
