What is different about a final walk-through in Saskatoon?

Not much structurally, but the timing and the stakes are distinctly Saskatchewan. A final walk-through happens in the day or two before possession, not at a signing table, and it confirms the home is in the condition the contract promised, since Saskatchewan closings finish through a lawyer and Information Services Corporation rather than a face-to-face settlement meeting.

Because there is no in-person closing meeting the way some other markets structure one, the walk-through is your only real chance to catch a problem before possession day, not during it. A repair promised in the contract, or a fixture that mysteriously left with the sellers, needs to be flagged now, while your lawyer can still hold funds back through the closing process rather than after the transfer is registered.

Timing is tighter here than people expect. Most Saskatoon offers schedule the walk-through 24 to 48 hours before possession, close enough that the home reflects its true move-out condition but early enough that a real problem can still be resolved before the keys change hands.

If something is wrong at the walk-through, your REALTOR® and lawyer, not a settlement agent, are who resolve it before possession. Get your hand-reviewed valuation from Joel Dyck.
