A UCC-1 fixture filing is an American filing under the Uniform Commercial Code and does not exist in Saskatchewan. The equivalent here is an unresolved Personal Property Security Act registration, filed through Information Services Corporation, against a financed or leased attachment like a rented water heater, and it is exactly the kind of thing that can stall a closing.

A Personal Property Security Act registration attaches to an item, not to the land, but a lender financing the buyer will still want it cleared or assumed before funding, since an unresolved registration means someone else has a legal claim on something physically attached to the house.
