What is an off-market sale, and why would I want one?

An off-market sale is a Saskatoon transaction completed without a public MLS System listing, arranged instead through an agent's own network of past clients and other agents. Sellers choose one for privacy, speed or fewer strangers walking through the house, at the cost of the wider exposure a public listing gives.

The Saskatchewan REALTORS Association's MLS System is where the wide majority of Saskatoon's 446 sales in August 2026 originated, and that public exposure is usually what produces competing offers, especially with 1.63 months of supply already shaping how much competition sellers face. Skip that exposure and the buyer pool narrows to whoever the agent can personally reach, which typically means a lower ceiling on price even when the process is faster and quieter.

Off-market fits a specific situation better than a universal one: a seller managing a health issue, a family conflict, or simply someone who does not want neighbours watching showings happen. A downsizer on a short timeline can still get an off-market sale done, but almost always at a cost in final price compared to full market exposure.
