The sector takes in Silverspring, Erindale, Arbor Creek, Willowgrove and the University Heights Suburban Centre, built out in stages from the mid 1980s through the 2010s. That span is the reason a single number for the sector is meaningless: a 1986 bi-level in Erindale and a 2012 two storey in Willowgrove are separated by a generation of construction standards, lot sizes and floor plans, even though they share a sector name.
What the area does share is format. Attached double garages, schools and parks inside neighbourhood boundaries, and quick access to Attridge Drive and Circle Drive make it the default choice for Saskatoon families, which is the deepest buyer pool in the city. With 1.63 months of supply reported, a well-presented family home here has genuine competition behind it.
Within any one street, the spread comes down to updates. On the older phases the mechanical cycle has come due, so shingles, furnace, windows and hot water tank are priced by every buyer, and a $400 to $600 inspection tells you where you stand before a buyer's inspector does.
