Whether a seller accepts a subject-to-sale condition depends on the market and the offer itself. At 1.63 months of supply, per the Saskatchewan REALTORS Association, sellers with limited competing inventory are in a stronger position to prefer a firm offer over a conditional one.
Sellers who do accept a subject-to-sale condition often negotiate a time clause, allowing them to keep marketing the home and giving the conditional buyer a set window, commonly 48 to 72 hours, to remove the condition if a better offer arrives.
Whether that condition is worth accepting depends on how the rest of the offer compares to what else is likely to come in. Get your hand-reviewed valuation from Joel Dyck.
