Rosewood began building out around 2010 east of Stonebridge, laid out around a central canal and pond with a mix of front drive detached homes, laned homes, townhouses and condominiums. In a young neighbourhood you are also priced against new construction, not only resale. Those items cost real money and are precisely what a database cannot see.
The other quiet factor is what has been added since possession.
