What is a condition in a home purchase contract?

A condition is a clause in a Saskatchewan purchase contract that makes the deal dependent on something happening first, commonly financing approval, a satisfactory home inspection or the sale of the buyer's own home, and the contract becomes binding only once every condition is removed in writing by the date set.

Saskatchewan REALTORS Association standard forms list the common conditions separately so each one carries its own deadline, and a buyer who wants out before that deadline can walk away without penalty, which is the entire point of using one.

A financing condition protects a buyer whose mortgage approval falls through, while an inspection condition, tied to a home inspection that typically runs $400 to $600, protects against a structural or mechanical surprise the buyer did not agree to buy.
