Laid out in the early 1900s just northwest of downtown, Caswell Hill kept its grid of mature elms, wide boulevards and Ashworth Holmes Park. The homes are two storey and one and a half storey character builds on generous lots with lane access, and the neighbourhood has a formal heritage character that buyers either seek out deliberately or pass over entirely. There is very little middle ground.
The value spread inside those few blocks is wide. A home restored with new mechanical systems and a period correct kitchen sells to one buyer pool. The same floor plan carved into suites in the 1970s and never updated sells to another, at a very different price. Remember too that the City of Saskatoon assesses residential property using a percentage of value of 80 percent for tax purposes, so your assessment notice is not a market value and should never be used as one.
Homes of this vintage almost always carry work no record shows. Rewiring, a new furnace, spray foam in the attic, a rebuilt back porch and a basement developed without a permit are all invisible to online estimates.
