What is a buyer-broker agreement?

A buyer-broker agreement, called a buyer's agency agreement in Saskatchewan, is the written contract the Saskatchewan Real Estate Commission requires before an agent represents you as a buyer, and it sets out the scope of that representation, the term it covers and how the agent's commission is calculated.

The agreement typically defines what counts as a working relationship: whether the agent is showing you every property on the market or only a defined list, how long the arrangement runs before it expires or renews, and what happens if you buy a home the agent never showed you directly.

Compensation terms sit inside this same document rather than in a separate side conversation, and the Saskatchewan Real Estate Commission requires that detail in writing precisely so a buyer is not surprised by a bill at possession that nobody discussed at the start.

Read the term, the exclusivity clause and the compensation section before you sign, and ask your agent to explain anything that is not plain on the page, especially on a purchase near the Saskatoon benchmark of $444,700. Get your hand-reviewed valuation from Joel Dyck.
