Willowgrove is one of the city's newer east side neighbourhoods, built largely from the mid 2000s onward, with two storey family homes, attached double garages, schools inside the neighbourhood and Willowgrove Square for everyday shopping. A meaningful share of those homes were built with a legal basement suite from day one, which is a different proposition from a suite added later by an owner.
That distinction shows up in the financing. When a suite is legal, a lender will usually credit part of the rent against your qualifying income, and mortgage default insurers including CMHC have published rules for how much. When it is not legal, the rent is credited at nothing, the insurer may decline it and your own home insurance can be affected. Egress windows, a separate entrance, fire separation and the permit file are what decide which category you are in.
The buyer pool here is families who want the mortgage helper, so presentation of both units matters. It is also the neighbourhood where an owner finished a suite themselves and never told the City, which means online estimates and public records show a single-family house. Joel Dyck's hand-reviewed valuation confirms what is on record, values the improvements that are not, and prices the property for what it truly is.
