In August 2026 the Association put months of supply at 1.63, computed from 726 active listings after removing conditionally sold units, divided by 446 sales, a tight enough market that pricing mistakes are somewhat more forgiving than in a market with more active competition.
Even in a tight market, a listing that sits gets treated with suspicion by buyers and their agents, who start to wonder what is wrong with it rather than assuming it is simply well priced, and price reductions after that point often read as desperation rather than correction.
