Your lawyer, regulated through the Law Society of Saskatchewan, contacts the seller's lawyer immediately with the specific issue, whether that is a missing fixture, new damage or an unfinished repair the seller had agreed to complete before possession.
A holdback, an agreed dollar amount kept in trust until the problem is fixed or credited, is the most common outcome, and it is usually a fraction of the standard $800 to $1,500 in legal fees already budgeted for the file, not a reason to delay closing.
The goal on both sides is almost always to still close on the scheduled possession day, since delaying it costs both parties more than a documented holdback ever would. Get your hand-reviewed valuation from Joel Dyck.
