What grants can a first-time buyer use in Saskatoon?

The Home Buyers' Plan and the First Home Savings Account are the two main tools available to a first-time buyer in Saskatoon. The Home Buyers' Plan lets you withdraw up to $60,000 tax-free from an RRSP toward a down payment, and the FHSA shelters up to $8,000 a year to a $40,000 lifetime limit with a tax deduction on contributions.

The Canada Revenue Agency also administers the federal Home Buyers' Amount, a tax credit claimed on your return in the year you buy, which is separate from either savings program and can be used alongside them.

None of these are grants in the sense of free money handed to you. The Home Buyers' Plan is a loan against your own retirement savings that must be repaid over 15 years, and the FHSA is a savings account with a tax advantage, not a lump-sum payment from the government.

A mortgage broker can walk through which combination actually closes your specific down payment gap before you start house hunting in Saskatoon.
