What down-payment assistance programs can I use in Saskatoon?

Saskatchewan does not have its own cash down-payment grant for buyers; what is actually available are two federal tools, the Home Buyers' Plan, which lets a first-time buyer withdraw up to $60,000 from an RRSP, and the FHSA, which allows $8,000 a year up to a $40,000 lifetime limit, both administered by the Canada Revenue Agency.

Both are tax-advantaged savings accounts, not grants, so the money has to be yours first; the benefit is the tax treatment on the way in or out, not free cash from the government. A first-time buyer can use both accounts toward the same purchase, which is often the biggest lever available.

The minimum down payment itself is set federally through CMHC lending guidelines at 5 percent up to $500,000 and 10 percent on any amount above that, and mortgage insurance rules apply if your down payment is under 20 percent. Municipal or provincial cash grants that exist in some other Canadian cities are not a Saskatoon feature.
