On a purchase above $500,000, CMHC's minimum down payment rule rises to 10 percent on the portion over that threshold, on top of 5 percent for the first $500,000, which changes the size of the mortgage itself before a rate ever enters the calculation.
Property tax set by the City of Saskatoon, home insurance and, for a condominium, the monthly condominium fee all add to that base mortgage payment and belong in any honest monthly figure, not just the loan itself.
