What does the FARE Act mean for Saskatoon homeowners?

The FARE Act is a rental-market law from a large U.S. city about who pays a broker's fee when renting an apartment, and it has no equivalent or application in Saskatchewan: Saskatoon homeowners buying or selling negotiate commission directly and in writing with their own REALTOR®, not through any rent-focused fee rule.

What actually governs commission in Saskatchewan is the Saskatchewan Real Estate Commission's requirement that it be agreed in writing between a REALTOR® and their client. The regulator sets conduct standards for licensees; it does not set or publish a rate, and commission itself remains negotiable and is often tiered, a higher percentage on the first portion of the price and a lower one on the balance.

The practical difference for a Saskatoon seller is closing costs, not broker fees on a rental. A typical Saskatoon closing runs roughly 4 to 6 percent of the sale price in total seller costs, commission, legal fees and adjustments together, a different number than any single line item and not one split out the way a rental fee rule would divide it.
