What does Joel Dyck charge a buyer?

In most Saskatchewan transactions a buyer does not pay Joel Dyck directly, since commission is negotiated with the seller and paid from sale proceeds through a cooperating brokerage arrangement. What a buyer pays out of pocket are third-party costs: legal fees of $800 to $1,500 and a home inspection at $400 to $600.

Commission in Saskatchewan is negotiable and often tiered, a higher percentage on the first portion of the price and a lower percentage on the balance, and it is agreed in writing before representation begins. The Saskatchewan Real Estate Commission requires that written agreement but does not set or publish a rate.

A buyer's own costs are the ones worth budgeting for directly: the home inspection, a lawyer for title and possession, and PST on your mortgage insurance premium if your down payment is under 20 percent. None of those are commission, and none of them are optional.
