What does it mean to sell a house as-is?

Selling as-is in Saskatoon means the buyer is not asking you to make repairs before closing, but it does not remove your legal duty to disclose known material defects, a duty the Saskatchewan Real Estate Commission enforces through licensee conduct rules, and the buyer will still typically build a home inspection condition into their offer.

As-is changes negotiation, not disclosure. A buyer's home inspection, usually $400 to $600, still happens in most as-is sales, and it still gives the buyer grounds to walk away or renegotiate during their condition period if it turns up something serious, even though you have not promised to fix anything.

What as-is actually buys a seller is certainty going in: no repair negotiations after the fact, and a price that already reflects the home's real condition rather than one built on promised fixes that could fall through.
