What does it cost to buy a house in Martensville in 2026?

Martensville sits outside Saskatoon as its own municipality, with its own property assessment, mill rate and Board of Revision, so the Saskatchewan REALTORS Association's Saskatoon benchmark of $444,700 does not apply there and would misprice a Martensville house if used directly. Martensville has its own local sales data that a buyer should ask for instead.

The costs that carry over regardless of municipality are the ones set federally and provincially: a minimum down payment of 5 percent on the first $500,000, legal fees of $800 to $1,500, a home inspection at $400 to $600, and PST on your mortgage insurance premium if you put down less than 20 percent.
