The bigger swing factor is financing, not location. A property you will not occupy needs 20 percent down rather than the insured minimum of 5 percent to $500,000 and 10 percent above that, and a lender will only credit rent backed by an actual lease, not a hoped-for one.
Suite legality decides the rest. The City of Saskatoon requires a permit before a secondary suite's income counts toward financing, so an unpermitted basement unit is income you cannot borrow against and cannot fully price into an offer, no matter how clean it looks in photos.
