What does a NFIP flood policy actually cover?

The NFIP is a US federal flood program and it does not operate in Canada, so a Saskatoon homeowner cannot buy or rely on one; the real Saskatchewan equivalent is a private overland flood rider added to a standard homeowner's policy, since a standard policy alone usually excludes flooding caused by spring runoff or river rise.

That distinction matters here because the South Saskatchewan River valley and other low-lying parts of the city carry genuine overland flood exposure, and CMHC requires insurance adequate to protect a lender's interest, against a home near the Saskatoon benchmark of $444,700, before it will fund a mortgage at all.

Adequate for the lender's purposes does not automatically mean flood-inclusive, so a buyer near the river valley should confirm the specific rider is actually in place rather than assume a standard policy covers any water damage that occurs.
