What does a new construction home cost in Haultain?

Haultain is a small, established Saskatoon neighbourhood close to downtown and the University of Saskatchewan, built out decades ago, so there is very little new construction to price there in 2026. The Saskatchewan REALTORS Association's citywide benchmark of $444,700 is the reference point, and an occasional infill build prices above it.

Character homes, mature trees and walkable proximity to downtown are what draw buyers to Haultain, and a new build competes directly against that character rather than against other new construction on the same street.

New construction anywhere in Saskatoon still needs the same financing a resale home does, including the minimum down payment rule of 5 percent on the first $500,000 of the price and 10 percent above that.

Joel Dyck can point a buyer to where meaningful new-build inventory actually exists in Saskatoon or find a Haultain resale that fits instead. Get your hand-reviewed valuation from Joel Dyck.
