What does a 143 foot deep lot mean for a Saskatoon property?

A 143 foot deep lot in Saskatoon is longer than a standard city lot, and the City of Saskatoon's zoning bylaw uses that extra depth to set what you can build, not just what you can enjoy in the yard. Setbacks, coverage limits and any future subdivision potential all read off the number on your survey.

That extra length does not automatically translate into extra value. An online estimate reads the lot dimensions from the survey but has no way to see whether the added depth is usable yard, a swampy back third, or space already eaten up by a detached garage and a fence.

What a Saskatoon appraiser actually credits is usable, buildable depth after setbacks, not the raw number on the title. A deeper lot can support a larger detached garage, a bigger secondary suite footprint, or more separation from a rear lane, but only once the City of Saskatoon's setback and coverage rules are applied to the specific address.

The right question is not how deep the lot is on paper, it is what that depth actually lets you build and how a buyer will use it. Get your hand-reviewed valuation from Joel Dyck.
