What do I have to disclose about flooding when selling in Saskatoon?

You have to disclose flooding you actually know about, such as basement seepage, sewer backup, or overland water that has affected the home during your ownership, even if you later fixed it. Saskatchewan has no legally mandated disclosure form, but the Saskatchewan Real Estate Commission's code of conduct requires your licensee to pass along known material defects honestly.

Most sellers document flooding history through a voluntary Property Condition Disclosure Statement, which specifically asks about basement moisture, sump pump use, and past water damage. Answering honestly protects you: if a dispute comes up after possession, a documented disclosure is your best evidence the buyer knew what they were buying.

You are not required to disclose a risk you never experienced, only what you actually know. If the home has never flooded during your 10 years of ownership and you have no reason to believe it has, you can say so, but guessing wrong on a disclosure form is worse than saying you are unsure and letting the inspection confirm the condition.
