Nutana is Saskatoon's oldest neighbourhood, on the east bank of the river with character homes from the early 1900s under mature elms, and buyers there pay for walkability and architecture while accepting older mechanical systems as part of the deal.
City Park sits north of downtown along the river next to Kinsmen Park, with a mix of older houses and low-rise apartment blocks that makes it one of the few central neighbourhoods with genuine entry-level pricing. Silverwood Heights, on the city's east side, draws a more typical family buyer pool and prices closer to the citywide benchmark than either of the other two.
