The building type drives the number more than the address does. A converted pre-war character home with two or three legal suites rents differently than a mid century walk-up apartment block, and a lender values each on a different basis once a property has more than four units.
Rent figures move faster than sale prices and are easy to misjudge from a listing alone; a unit's actual achievable rent depends on finish level, whether parking is included and how the suite compares to what else is available nearby right now. A rent roll from the current owner needs verification, not acceptance.
