Score is only one input. A lender is also weighing the down payment source, the gross debt service ratio of roughly 39 percent of income and the total debt service ratio of 44 percent, and a strong score paired with weak ratios elsewhere will not necessarily land the best rate on offer.
Two borrowers with the same score can get different rates from the same lender depending on term length, property type and whether the mortgage is insured or conventional, so the score sets a range rather than a number.
