What costs hit after you close?

The City of Saskatoon prorates property tax at possession, so costs do not stop at the purchase price: a buyer taking possession partway through the tax year often owes the seller a credit for tax already paid, and that adjustment is calculated and paid through the lawyers at closing.

Utility accounts need to be transferred into the new owner's name effective possession day, and a homeowner should budget for the first mortgage payment, home insurance premium and any condo or utility hookup fees landing in the same month rather than spread out.
