What changed in Saskatoon's seller disclosure law?

Nothing has recently changed in Saskatchewan's seller disclosure requirements; there is no new disclosure statute here the way some other jurisdictions have introduced. What has not changed is the underlying duty: a Saskatoon seller and their licensee must disclose known material latent defects, and the Saskatchewan Real Estate Commission's code of conduct requires licensees to pass that information along honestly.

Most Saskatoon sellers still use a voluntary Property Condition Disclosure Statement rather than a legally mandated one. It takes about 10 minutes to complete and is not required by law, but it protects both sides: buyers get documented answers about the roof, the basement, and known issues, and sellers get a written record of what they disclosed if a dispute comes up after possession.

The duty to disclose applies to known issues you are aware of, not to problems you genuinely never discovered. A basement that flooded once five years ago and was fixed is a known defect and needs to be disclosed. A leak that developed after you moved out is not something you can be expected to know about.
