What are the best Saskatoon neighbourhoods to buy in for 2026?

Heading into 2026, Saskatchewan REALTORS Association figures show new listings up 12.3 percent year-over-year across Saskatoon, which gives buyers more selection than the past few years, particularly in the newer east and south suburbs where most of that new supply is landing, Brighton, Evergreen and Stonebridge among them.

For resale value in established areas, Nutana and Varsity View continue to trade above the citywide benchmark of $444,700, supported by mature trees, character homes and walkability that newer suburbs cannot replicate regardless of how much gets built.

Riversdale is the one to watch for 2026 specifically, since it has carried the most visible neighbourhood redevelopment in Saskatoon over the past decade and new restaurants and shops continue to open along the strip, which tends to support price growth over time even where individual blocks still vary widely.
