A condo or townhouse cuts exterior maintenance and snow removal, which matters for a senior no longer able or willing to manage a yard, but adds a monthly condo fee and a board's rules on top of the purchase price. A smaller bungalow keeps more control but keeps the maintenance too.
Whichever option fits, the sale of the existing home still runs through a lawyer at closing, with seller closing costs, commission and legal fees together typically 4 to 6 percent of the sale price. Sequencing that sale against the new purchase is its own decision worth planning early.
