What are my options if I still owe on a solar lease when I sell?

The three usual options are paying out the lease before closing, transferring it to the buyer with the leasing company's approval, or negotiating the payout into the sale price. Saskatchewan REALTORS Association area lenders treat an active lease as a financing condition either way, and which option works depends on the leasing company's transfer terms.

Paying it out before listing is the cleanest option, since it removes the complication entirely and lets the home sell as a straightforward owned-solar property, but it requires having the payout amount available in advance, on top of the legal fees of $800 to $1,500 every Saskatchewan closing already carries.

Transferring the lease to the buyer needs the leasing company's sign-off and a buyer willing to take it on, and some lenders will not finance a home with an assumed lease obligation, which can narrow the buyer pool. Negotiating the payout into the sale price shifts the cost into the transaction itself rather than requiring cash up front, but it reduces net proceeds.
