What actually makes a winning offer in a bidding war?

Price matters, but the Saskatchewan Real Estate Commission's standard contract terms mean condition and certainty often decide a close call: a clean offer with a short or waived financing condition, a real deposit and a flexible possession date can beat a higher offer that is loaded with conditions.

Financing certainty is the biggest lever after price. A buyer who is already pre-approved and willing to shorten or drop the financing condition looks far less risky to a seller than one who needs 10 business days to confirm a mortgage.

A larger deposit, sometimes offered above the minimum, signals seriousness, and a possession date that matches what the seller actually needs, rather than the date that is most convenient for the buyer, removes a common point of friction in a competitive multiple-offer situation.
