Read the fine print on the range rather than the headline figure. Reputable models publish a confidence interval, and on an older Saskatoon home that interval can easily span 10 percent of the price in either direction. A range that wide is a signal the model has little information about the property, which is normal for a house whose interior has never been photographed for a listing.
The data trail matters too. Once submitted, your details may be shared with lead buyers, and you can end up on call lists for months. If you only wanted a number and not the attention, ask a licensed agent directly instead.
