What actually changed with the new real estate commission rules?

Saskatchewan never had the fixed commission structure that changed under new rules elsewhere. The Saskatchewan Real Estate Commission has long required commission to be negotiated and agreed to in writing between a client and their brokerage, so there was no sweeping "commission rules changed" moment here the way there was in some other markets.

Commission in Saskatchewan is negotiable and is often tiered, a higher percentage on the first portion of the sale price and a lower percentage on the balance, rather than one flat number set by regulation. The Saskatchewan Real Estate Commission does not publish or set rates; it only requires the agreement to be in writing.

What has not changed is the advice to get that number in writing before you sign anything. Total seller closing costs, commission included, generally run 4 to 6 percent of the sale price, alongside legal fees that typically run $800 to $1,500 on top.
