Should my Saskatoon agent know how to grieve a property tax assessment?

Saskatoon does not use the term grieve. The local process is an appeal to the City of Saskatoon's Board of Revision, and yes, a Saskatoon agent should understand how that works well enough to tell a client whether their specific assessment looks out of line with recent comparable sales.

Where an agent's judgment actually helps is spotting the gap between assessed value and market value before a client wastes time on the wrong fight. A property assessed below market will not gain from an appeal and may only raise future tax, while one assessed above market has a real case worth taking to the Board of Revision.

An agent is not the one who files the appeal or argues it, since that route runs through the City of Saskatoon's own process on its own form and deadline, but understanding the mechanics is part of giving a client accurate pricing advice either way.

The more valuable question for most 2026 sellers is what the house will actually sell for, which the assessment roll, taxed on 80 percent of assessed value, does not answer.
